WHAT WE MEAN BY “SMALL-SCALE”
We are not flippers and we are not full-gut renovators. Small-scale, for us, means:
- Cosmetic refreshes — paint, flooring, fixtures, fittings, landscaping
- Kitchen and bathroom updates rather than full re-builds
- Energy-efficiency upgrades that lift rent and reduce vacancy risk
- Compliance and safety work (smoke alarms, electrical, plumbing) bundled into the same scope of works
- Targeted budgets usually between $5,000 and $40,000
Every dollar has to earn its place. We will tell you when not to renovate — because in some markets, the next dollar of yield is in a better tenant, not a better kitchen.
OUR PROCESS
Scope before settlement
While we are still in the buying phase, we walk the property with our trades, model the renovation costs into your investment numbers, and stress-test the deal as-bought and as-renovated. You don't sign a contract until both stack up.
Costed scope of works
After settlement, you get a single document: a costed scope of works with line-by-line pricing, lead times, and the expected uplift in valuation and rent. No vague “from $X” pricing. No surprises.
Project management
We coordinate the trades, manage the schedule, and keep you across progress with photos and a weekly update. You don't need to take leave from work or fly interstate.
Lease-up
We coordinate with your property manager (or recommend one) so the property is listed for lease the day the work is signed off — keeping vacancy minimal and yield maximised.
