Invision Property has partnered with land developers in regions we believe are poised for capital growth, and with vetted builders, so we can source brand-new house & land packages for our investor clients and run the process end-to-end. If we source the package for you, our buyer’s agent fee is refunded in full — because we’re paid by the builder, not by you.

HOW WE’RE PAID (AND WHY YOUR BUYER’S AGENT FEE IS REFUNDED)

On every house & land package we source through our developer and builder partners, the builder pays us a fixed marketing fee out of their margin — the same fee that would otherwise go to a third-party project marketer. Because of that, we can refund your Invision Property buyer’s agent fee in full when a house & land package is the property you end up buying. You still get the full service — strategy, location data, due diligence, contract review, build management, handover — at no buyer’s agent cost to you.

Important — we will only ever recommend a house & land package if it actually fits your strategy. If it doesn’t, we’ll buy you established stock instead, and our standard buyer’s agent fee applies. The refund is not a sales hook — it’s how we keep the recommendation honest.

FREQUENTLY ASKED QUESTIONS

How does the buyer’s agent fee refund actually work?

You engage Invision Property on our standard buyer’s agent terms. If the property we ultimately source for you is a house & land package through one of our developer/builder partners, we refund the buyer’s agent fee in full at settlement, because we’re paid a marketing fee by the builder. You see the structure in writing up-front.

Doesn’t that create a conflict of interest?

Fair question. We manage it three ways. First, we only partner with builders whose product, pricing and delivery we’d back independently. Second, we still take you through the same data-led location and numbers process we use for established stock — if a house & land package doesn’t stack up against the alternatives, we say so. Third, established-stock purchases are always on the table and we’re paid for those — there’s no incentive to push you to new build.

Which locations are you sourcing in?

Active partnerships in South East Queensland and selected interstate growth corridors. The current shortlist is shared during your strategy session — it changes as supply, infrastructure and demand data change.

Do you actually manage the build, or just the purchase?

Both. We coordinate land settlement, build contract, milestone payments, site inspections, variation control, and handover. You get a weekly update and a single point of contact.

How long does a typical house & land package take?

Land settlement is usually 30–90 days from contract, depending on titling. Build is typically 7–14 months from slab depending on builder, region and weather. We give you a realistic timeline up-front and update it monthly.

Can I use my SMSF?

Yes, within ATO rules. SMSF house & land purchases have specific structuring requirements (separate land and build contracts are not generally permitted under an LRBA) — we will work with your accountant and SMSF specialist to make sure the structure is compliant before you sign.

Can I inspect the property during the build?

Yes. We coordinate site visits at key milestones (slab, frame, lockup, fixing, practical completion) and share progress photos on the off-weeks. If you’re local you’re welcome on site with us; if you’re interstate or overseas we go on your behalf.

What if the builder goes under mid-build?

We only engage builders with strong balance sheets, current home indemnity insurance, and a delivery track record we’ve verified. In the unlikely event of a builder collapse, statutory insurance covers completion to a defined limit — and we’d coordinate the claim and the replacement builder on your behalf.
