Redbank Plains QLD: listed at $650,000, bought at $620,000

A Sydney investor overwhelmed by remote searching. We read the seller’s position, went in low, and forced a counter-sign $30,000 under list.

The brief

A Sydney-based investor had been shortlisting and bidding remotely and found the process overwhelming. We narrowed the search to high-growth suburbs across the Brisbane region backed by data, then watched the right listings closely.

The purchase

This house had been listed at $650,000, too high at the time, and had not sold. Through our relationship with the sales agent we learned the seller was getting desperate. We put in a deliberate low offer at $600,000 and forced a counter-sign at $620,000. Around 90% of our purchases are off market, but hidden gems do surface on the portals when you know how to read a stale listing.

Where it stands now

Purchased for $620,000 in 2024. Desktop valuation of $770,000 in 2025, documented growth of $150,000 on top of the $30,000 negotiated off the list price.
