Settled August 2026. Tenanted within three weeks. Rent now flowing into the client’s superannuation — and the strata insurance twist that could have derailed the whole purchase.
Our client wanted to build retirement wealth by purchasing an investment property inside her self-managed super fund. SMSF lending rules favour near-new, low-maintenance stock, and the Melbourne market’s cycle position made the inner west the logical hunting ground.
We secured a modern strata townhouse in Maidstone, 8km from Melbourne’s CBD, for $640,000. The property settled in late August 2026 and tenants moved in roughly three weeks later, with rental income now flowing directly into the fund.
Mid-purchase, we discovered the strata structure meant mainstream insurers would not quote standard building cover — a quirk that threatened the finance condition. We worked through the owners corporation records, confirmed each lot owner insures their own building under the scheme, and had compliant cover in place before settlement.
Super fund purchases carry extra moving parts: lending restrictions, insurance requirements, compliance obligations and settlement timing pressures that ordinary purchases do not have. The process matters more than the property. That is exactly why our client did not do it alone.
