Step 1: Confirm they’re licensed — in the state you’re buying

Buyers agents in Australia must hold a real estate licence (or registration under a licensed agency) in the state where they act. Search the public registers: Queensland Office of Fair Trading for Brisbane and Gold Coast purchases, Consumer Affairs Victoria for Melbourne. Step 2: Test their independence

The most important structural question in the industry: who pays them? Independent buyers agents are paid only by their clients. If any part of their revenue comes from developers, project marketers or sellers — including “free” services — they are functionally a sales channel, and their stock list is whatever they’re paid to move. REBAA (the Real Estate Buyers Agents Association) requires exclusive buyer representation of its members, which makes membership a useful shortlist filter, though many excellent independent agencies operate outside it too.

Step 3: Measure real local depth

Coverage claims are cheap; transaction records aren’t. An agency “covering all of Australia” from one office cannot know which end of a Brisbane street floods or which Melbourne body corporate is at war with itself. Ask for recent purchases in your specific target area, and ask what they paid against asking price. Depth looks like: named suburbs, named comparable sales, current rental appraisals, and sales agents who call them first with off-market stock. Step 4: Compare fee structures like-for-like

Get every quote itemised: engagement fee, success fee, GST, scope (search vs negotiation-only), term and refund conditions. Fixed fees align incentives better for most briefs under $2m; percentage fees deserve scrutiny because the agent earns more when you pay more. Step 5: Interview at least two agencies

Use these ten questions. The right agency answers all of them without flinching:

10. When would you tell me NOT to buy? Agents who can’t answer this will buy you anything to bank the fee.

Decoding Australian credentials

  • Licensed real estate agent — the legal baseline; state-issued, publicly searchable.
  • REBAA member — industry association requiring exclusive buyer representation.
  • QPIA (Qualified Property Investment Adviser) — PIPA’s investment advisory qualification; relevant for investor briefs.
  • Awards — useful signal, but check the awarding body and year; some industry awards are pay-to-enter.

Red flags that should end the conversation

  • Guaranteed returns, “double your money”, or urgency tactics (“only two left in this project”).
  • Free or suspiciously cheap full service — you’re the product, not the client.
